Senior Analyst / Manager – Private Equity Real Estate (M&A, JV, IPO)

Key Responsibilities:

· Deal Sourcing & Execution

o Conduct financial modeling, due diligence, and valuation for real estate investments, M&A, and JV deals.

o Evaluate potential acquisitions and partnerships through in-depth market and financial analysis.

o Structure and negotiate term sheets, shareholder agreements, and partnership frameworks.

· Investment Analysis & Portfolio Management

o Build and maintain detailed cash flow models, DCFs, IRRs, and sensitivity analyses.

o Track investment performance and support strategic asset management decisions.

o Develop exit strategies including IPO, asset sales, and strategic divestments.

· Transaction Support

o Coordinate with legal, tax, and technical advisors to drive transaction execution.

o Support IPO preparation including prospectus development, investor presentations, and regulatory submissions.

· Strategic Advisory

o Work closely with top management and external partners to identify growth and monetization strategies.

o Prepare presentations to investment committees and strategic partners.

Requirements:

· Bachelor’s or Master’s degree in Finance, Real Estate, Economics, or related field.

· Minimum 4–7 years of experience in private equity, investment banking, or real estate investment.

· Strong expertise in financial modelling, and financial due diligence,

· Advanced proficiency in Excel, PowerPoint,

· Fluency in English is essential; Khmer and Chinese language skills are a plus.

· Excellent communication, negotiation, and presentation skills.

· Deep understanding of Cambodia’s real estate and capital markets is a significant advantage.

Preferred Qualifications:

· Prior experience with Southeast Asia property markets or international PE firms.
